We would like to take this opportunity to explain our rental policy to you. All rents are due on the first (1st) of each month. Any rent not in this office by the 3rd of the month is subject to a 5% late fee. Any tenant who is consistently late with rental payments will be issued a court notice to vacate the garage and will be responsible for all fees accrued by this process. There will be a $35.00 charge for any check returned by the bank for insufficient funds.
Your $____________ security deposit will be returned with our receipt of a 30-day written notice of your intention to vacate, if the garage is left clean and undamaged, and if the garage has been rented for a minimum of three (3) months. In addition, the contents of the garage are not insured by Hilltop Management. Insurance on the contents of the garage is the responsibility of the person renting the garage. Your garage should be kept closed and locked at all times, regardless of whether your vehicle or belongings are inside the garage.
